The design is a transformation of the existing one story house with an addition of a full basement garage and a second floor, using the maximum square footage allowed by the zoning code. Remodeling instead of new construction allowed retention of some existing non-conforming setbacks as well as the inclusion of a gas line which was important to the client. Throughout the planning, Diane and her client put a lot of thoughtful work and collaboration into the design of this house resulting in a very custom solution. Almost everything on the client’s wish list is incorporated in a very tight sight including in-kitchen counter seating, a guest powder room using small space Duravit fixtures, a generous basement laundry room with storage, and a small deck off the front bedroom facing the street. The outdoor spaces at the rear yard blend together with the first floor living spaces through the use of a bi-fold door that completely opens the wall to the outdoors. The front elevation has fantastic curb appeal with stone entry steps and stone framed entry door.

On January 7, 2025, this project was a week or so away from being submitted to the building department. Architectural and Structural were complete, and the submittal package was waiting for the Civil sheets. The existing one story house burned down. At the time of this writing, it has not been decided if this project will go forward post fire.
